Local Law 152

LL152 inspection due? Don't wait for a leak.

Local Law 152 requires NYC buildings served by gas to have exposed gas piping inspected every four years by a Licensed Master Plumber. The cycle is staggered by community board. Miss the window and you're looking at $10,000+ in DEP enforcement — plus the kind of risk that ends up on the front page. LLDesk maps your cycle, dispatches an LMP, and tracks GPS1 + GPS2 to closeout.

4-year cycle · LMP required · DEP-enforced

Three things every owner should know about LL152.

How the cycle works

Four years, by community board.

LL152 inspections run on a 4-year staggered cycle. Each community board falls into one of four years, so half of NYC isn't being inspected the same week. Your inspection year is set by the city, not by you. LLDesk maps your BIN to its CB cycle automatically.

Who can inspect

Licensed Master Plumber or qualified person under their direct supervision.

Only an LMP (or someone working under their direct, on-site supervision) can perform the LL152 inspection. The inspector files the GPS1 form via DOB NOW; the owner files the GPS2 follow-up if any conditions need correction.

What gets inspected

Exposed gas piping from point of entry through public-area distribution.

Inspectors look for atmospheric corrosion, leaks (audible, gas-detector-confirmed, or odor-based), illegal connections, and non-code-compliant supports. Riser closets, basement runs, and common-area branches are the usual finding zones.

Missed inspections aren't quiet.

If you miss the GPS1 filing window, DEP can issue $10,000+ enforcement orders. Worse: a missed inspection that turns into a leak event becomes the lead paragraph of every NYC1 evening news segment that week.

GPS1 then GPS2 — both matter.

GPS1 is the inspection certification. GPS2 is the follow-up confirming any required corrective work was completed. Owners forget GPS2 routinely. LLDesk tracks both deadlines per BIN.

Vendor matching by borough.

We surface licensed master plumbers active in your borough, with valid LMP licenses, current insurance, and verifiable DOB filing history. The marketplace makes the dispatch a click, not a phone tree.

Audit trail per BIN.

Every inspection report, every corrective-action filing, every renewal — logged and searchable. When a lender or insurance carrier asks for the gas-piping history, you have it in two clicks.
