Your first 5 minutes on LLDesk

Welcome. The fastest way to get value out of LLDesk is to add one building, look at the auto-generated compliance map, and connect at least one teammate. This guide walks you through that path.

Step 1: Add your first building (60 seconds)

From the dashboard, click Add building and enter the address. LLDesk geocodes the address against the NYC PLUTO and BIN registries, pulls the building's BIN, BBL, year built, gross floor area, and use type, and immediately runs the applicable-law engine.

You'll see a list of every NYC local law that applies to that BIN — usually some combination of LL97, LL11/FISP, LL84, LL152, LL87, and LL126. Each item shows its next deadline, its current status, and any open violations the city has on file.

If the address didn't auto-resolve, you can manually enter the BIN. We never make compliance decisions on a building we couldn't verify.

Step 2: Skim the compliance map

Each compliance item has three states: upcoming (deadline in the future), due soon (within 30 days), and overdue (past deadline). LLDesk turns the dashboard amber when anything goes overdue.

Click into any item to see the underlying detail: which BIN it applies to, what filing or inspection is required, who can perform it, and what the city's penalty for late filing is. This detail page is also where the document vault for that item lives.

Step 3: Invite a teammate

LLDesk works better when your team is in the workspace. From Settings → Team, invite anyone who needs visibility — your treasurer, your property manager, your engineer, your board members. Read-only seats are free; full seats are unlimited within your plan tier.

Each teammate gets reminders for items they're assigned to, and can be the dispatcher when work needs to happen. The audit trail captures who did what.

Step 4: Subscribe to the calendar feed (optional, but powerful)

From your dashboard, click Subscribe to calendar feed. This gives you a unique iCal URL you can paste into Google Calendar, Outlook, or Apple Calendar. Every compliance deadline across every building you manage shows up alongside your meetings — no extra app to check.

Step 5: Run the free check on a second building

Even if you're only ready to add one building to your tracked portfolio today, the free check at lldesk.ai/check is unlimited. Use it on any building — including ones you're underwriting or considering acquiring. No account changes, no data added to your tracked portfolio.

That's it. You're set up. From here, the platform works in the background — pulling violations daily, firing reminders before deadlines, and keeping your audit trail clean.
